With the days getting brighter and warmer as we head towards summer, landlords who own student lets across the UK should be thinking about preparing and organising their properties to attract summer tenancies over the peak season, as many students will be moving out after the exam period. PropertyQuoteDirect, a specialist landlord insurance provider, looks at how you can prepare your rental property as quickly as possible.
Mark Hare, PropertyQuoteDirect's Managing Director, explains that it is important to give your property a thorough inspection. He says, "We have experienced exceptionally bad weather over the winter period, with many properties being affected by high winds and severe flooding. Whilst these issues will have most likely been dealt with already, it's the smaller faults that may be difficult to spot. For example, gutters and roof tiles."
When checking over your property look out for missing, slipping or cracked roof tiles, as if water gets into a loft space your contents, ceilings and walls are at risk of becoming damp. When it comes to checking over the gutters, it's important to remove debris (e.g. leaves and grit) then run some water along the gutter and down the pipes to ensure the water flows and the gutters are in good condition.
Once any fixes and repairs have been made it will be wise to give your property a spring clean as some student lets can become a little grotty after the year and expectations for holiday lets are often higher compared to student lets.
After a spring clean landlords may want to give their property a lick of paint and redecorate the rooms. Mark explains, "Painting your property is easier to carry out and maintain compared to wallpaper, but remember to make a note of the colour and brand of the paint for any touch ups in the future."
After making sure that your property is in a fit state to be let out it will be worth planning how to find tenancies over the summer period. For properties closer to the beach, e.g. Bournemouth or Brighton, letting out your holiday home will be easier, although city breaks can also be popular over the summer.
It may be worth contacting holiday makers who have previously stayed in the property to see if they are interested in renting it out again. Alternatively, there are various holiday lettings websites which allow you to list your property cheaply, or if you are still struggling to fill your property consider hiring a letting agent - even though you will have to pay a fee, it will make more economic sense than leaving your property empty.
