Real Estate Investments Generate Generous Returns, Reports Expert Paul Duh

OXFORD, Conn., Aug. 25, 2014 /PRNewswire/ -- Savvy real estate investments will get you a better return on your hard-earned dollar than a money market account, says real estate veteran Paul Duh.

The Oxford real estate investor knows what he's talking about. In his 19-year career Duh has successfully repaired and then flipped dozens of homes—a strategy that continues to pay handsome dividends for him and his partners.

He cites as a classic example one of his most recent projects; a dilapidated, almost uninhabitable three-bedroom ranch in Oxford that he turned into a cozy starter home for a young family. The situation was not uncommon. An unattended leak in the property's water supply line had caused severe water damage. The hardwood flooring and even some of the interior walls in the kitchen and adjacent living room had nearly completely rotted away. The basement looked more like a Slip 'N Slide than potential extra living space. 

"It was a mess. The floors had completely buckled," added Duh.

Most distressing, he said, was that the gradual decay could have easily been avoided. A simple, timely repair of the leaky water line would have cost no more than $300. Instead, Duh invested $30,000 (1,000 times as much!) just to replace the kitchen and bathroom floors.

Duh warned, "If you have a leaky pipe, get it fixed as soon as possible because these things tend to snowball if left untouched."

The rundown property, of course, presented a golden opportunity for CT Houses, LLC to work a little magic. After fixing the leak they installed new floor joists, drywall, and cherry hardwood floors. The kitchen was given a new countertop, cabinets, and appliances; the bedrooms and bathrooms were refurbished; and the basement was finished providing the home with an extra 400 square feet of living space.   

All in all, a remarkable transformation and a happy outcome for Duh, his partners and the home's new owners.
